Rental Criteria & Other Information

We are excited you are interested in applying for a home we manage. This page contains information about our rental application process, criteria and the link to our secure rental application.

Our rental application is online. We also provide a paper application that you may pick up at 1660 E Kearney St Springfield MO 65803.

Fair Housing Statement; Reed Enterprises LLC conducts all business in accordance with Federal Fair Housing Law, as well as local and state laws. We are a fair housing provider. We do not discri1ninate against persons on the basis of race, color, religion, national origin, sex, fa1nilial status or handicap/disability.

Rental Application Process

We first ask prospective residents to view the rental description & pictures on our

website, ,v1,vw.reedrentalsmanagementnet. We recom1nend prospective residents drive by the home to view it and the neighborhood to ensure the home and neighborhood are somewhere the resident wants to live.

Applications are good for 60 days from the date submitted. It applies to all our rentals.

If the home meets what a prospective resident is looking for, at least 1 (one) adult that would be living at the property will need to submit an application at www.reedrentalsmanagement.net. If you are unable to apply online you can come by om office at 1660 E Kearney ST Springfield MO 65803 and pick up a paper application.

Once the application is received, we can schedule a viewing of the property. We will provide you with a lockbox code to enter the property. While we will prepare the home to a rent ready condition (cleaned, touch-up painting, repairs made, etc.), no cosmetic upgrades will be made. All necessary repairs will be made. If a cosmetic upgrade is requested, it must be listed on the rental application. No cosmetic upgrades after the application will be considered.

Rental Application:

Submit our online application and supporting documents. Supporting documents include, but additional information may be required:

driver's license photo, State ID, military ID etc ....

-Copy of Social Security Card(s)

-Three months most recent paystubs (Must show your name and date issued), child support, alimony, TANF, Social Security DOES qualify as income with the appropriate documentation. Unemployment

DOES NOT qualify.

-if you are self-employed, 30 days bank statements are accepted. We DO NOT ACCEPT W-2's, 1099's, or tax returns.

-Must include pictures of your pets (Max 2 pets on most rentals, please look at Rental Description)

Application Processing Information:

There is a $35 non-refundable application fee per adult (over 18 years old) and older to he paid when an application is submitted. The application fee WILL NOT be refunded if an applicant is not approved or does not rent a home from us.

All adults over 18 1nust sub1nit an application and sign the lease as a tenant.

Applications start processing when they are submitted; however, the application packet is not complete and cannot be approved until all information and documents are received for all applicants of the household.

Pet, service animal and emotional support animal information included with the application (Must provide doctors Note and ESA certification paperwork)

We WILL continue to receive and process applications until an application packet is approved.

To Hold A Property:

We ONLY accept deposit once all applications have been approved. Once approved if you want the unit a deposit must be made to hold the unit.

For deposits we ONLY accept cashier’s checks or money orders (we do not accept cash or

personal checks for deposits). You can also pay online through appfolio

If you ARE approved for the property and then decide you are no longer interested, you WILL NOT receive your deposit back. Make sure you are  absolutely sure before you place your deposit.

Once all applications are approved you must be able to sign the lease within 2-3 weeks from date the deposit was placed. (unless unit is being built)

Finally, first's month rent (prorated depending on when you move-in), non-refundable pet deposits, pet rent and any additional monies are clue when the home keys are given. We DO NOT prorate last months rent.

Application Requirements:

Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial or termination of the lease. If the information given on the application cannot be verified, this is a reason for denial. All information must be legible and verifiable.

Identification:

Every Person 18 and over that will reside in the property MUST fill out an application and provide a government-issued photo ID

Rental History:

Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial, and unlawful detainers or evictions may be a basis for denial. However, neither is an automatic denial. A foreclosure or short sale of a home is not an automatic denial.

Credit and Credit History:

Recent, positive credit history is required. We DO NOT have a minimum credit score we require. We do look at debit to income

Missed payments, high debt to income ratio, past debt, outstanding debt, third party collections and judg1nents 1nay be a reason for denial.

considered are the type of crime, when it occurred, nu1nber of convictions, etc. However, neither is an automatic denial.

Income/Employment History:

The income requirement is a household income three (3) times the monthly amount of rent in Gross Monthly income to qualify. To be counted as household income, amounts must be verifiable.

Income can be verified through your last 2 n10nth's check stubs, bank state1nents. Tax returns, W-2's 1099's DO NOT qualify.

Child support, alimony, TANF, Social Security DOES qualify as income with the appropriate documentation. Unemployment DOES NOT qualify.

Occupancy:

Refer to local zoning requirements.

NO Smoking Policy:

There is NO SMOKING allowed inside any of our properties. Some properties may have a

designated outside area.

Alternative Criteria:

If you do not meet all of the above criteria, your application may be reconsidered with other options such as additional security deposit, last month's rent or a co-signor.

Rental Application

Supporting documents can be uploaded to your application. Support documents include, but

additional information may be required:

Driver's license photo, State ID or other government-issued photo identification Three months most recent paystubs, bank statements etc ..

If you are changing jobs, we need the offer letter from the new employer. If you are self-employed, bank statements are accepted.

We'll prepare your property for rent and evaluate the current rental market to get you the best return on your investment. We'll market your property on a host of platforms.
